DEVELOPMENT

Retail Estate manages retail and mixed use property development from concept and site acquisition through Grand Opening.

Retail Estate divides its development services into three phases:

Preacquisition -- conceptual design, conceptual merchandising, site identification and due diligence, contracting and development approvals
Predevelopment -- final design and construction documents, final merchandising, and execution of anchor tenant leases
Project Management and Construction Services -- construction of the shell, completion of leasing, tenant coordination, Grand Opening and operations start-up

Our goals are to:
• identify the most promising site
• develop the design and merchandising plan that creates the strongest tie to the community
• generate the highest return on investment for the investor

Retail Estate's strengths in property development are these: we deal daily with tenants and, as a result, know where tenants want to be and where their needs are not being served; we have a history of successful "place making" which is attractive to communities yearning to create a place of community amid the suburban sprawl; and our merchandising expertise creates instant excitement among anchor tenants.

 
ACQUISITION / DISPOSITION

Retail Estate will manage the acquisition process for investors in retail and mixed use properties.

Retail Estate's acquisition service has three phases:
• site identification
• property contracting and due diligence
• property closing and operations

The company's presence in the marketplace on behalf of tenants and landlords combined with the investment perspective of its principals and associates allows Retail Estate to easily identify under performing properties or projects which, although stabilized, have the potential to outperform the market in the future.

Retail Estate takes a proactive posture towards acquisitions. We identify attractive acquisition prospects and attempt to control each property under acceptable conditions in advance of any particular instructions from investors. We then contact those investors who have expressed interest in similar properties. Our preference is to roll the compensation for our acquisition services into an equity stake in the property and to then manage and lease it. In this fashion, Retail Estate's ultimate compensation is based on the success of the acquisition for the investor.

 
CONSULTING

Throughout our corporate history, Retail Estate has been sought out for our consulting abilities by developers, owners/landlords, managers, governments and institutions. Whether for merchandising and leasing direction, space planning and architectural ideas, management or marketing programs, and/or development, acquisition or disposition advice, we stand ready to offer our expertise on all types of retail centers and retail-oriented properties.

When working with governmental entities and institutions, for example, Retail Estate has the specialized expertise that can greatly expedite retail development. After all, these organizations' needs are similar to those in the private sector when it comes to retail development; namely, how to attract and retain top retailers to maximize return on investment.

Sometimes, however, governmental and institutional bodies have to accomplish this with far fewer resources than private developers. That's where Retail Estate can help.
