and execution of anchor tenant leases

in retail and mixed use properties.
Retail
Estate's acquisition service has three phases:
site identification
property contracting and due diligence
property closing and operations
The
company's presence in the marketplace on behalf of tenants
and landlords combined with the investment perspective
of its principals and associates allows Retail Estate
to easily identify under performing properties or projects
which, although stabilized, have the potential to outperform
the market in the future.
Retail
Estate takes a proactive posture towards acquisitions.
We identify attractive acquisition prospects and attempt
to control each property under acceptable conditions
in advance of any particular instructions from investors.
We then contact those investors who have expressed interest
in similar properties. Our preference is to roll the
compensation for our acquisition services into an equity
stake in the property and to then manage and lease it.
In this fashion, Retail Estate's ultimate compensation
is based on the success of the acquisition for the investor.
